GENERAL LEASE TERMS
  • INDEXATION
    The Monthly Stated Base Rent shall be increased by an amount equal to the Monetary Union Index of Consumer Prices per annum of the Annual Base Rent on each anniversary of the Lease Commencement Date.
  • OPERATING EXPANSES
    Client shall be responsible for the payment of all actual operating expenses for the facility under a triple net lease structure. These expenses shall include, but are not limited to; common area expenses, insurance, property taxes, capital taxes, utilities and property management of 3% of Base Rent. Client shall have the option to contract direct for some of the services below if desires to manage its self-contained building.
  • SIGNAGE RIGHTS
    Client shall have the right to have the company logotype displayed on the building and sign-age totems highlighting the area/park. Landlord`s general policy on signage is to provide client the maximum flexibility with signage and provide a professional image for property.
  • BANK GUARANTTEE
    The amount of bank guarantee or cash deposit will be estimated after presenting of Tenant`s financial reports.
  • BULDING MANAGEMENT
    Client may contract direct for said services if it desires to manage its self-contained building, or the Landlord will hire a professional company to manage the building. The Landlord agrees to assume the responsibility of managing and facilitating any repairs necessary to the building envelope and structure including the roof and roof membrane, throughout the term and any renewal.
